Roof Repair or Roof Replacement? How We Decide
The right answer depends on the age of your roof, the material, and how far the damage has spread. Our job is to find that answer honestly. We won’t sell you a new roof you don’t need.
What Your Free Roof Estimate Includes
- Same-day estimates: call us and we’ll schedule a visit that works for you
- A full roof inspection: shingles or tiles, flashing, valleys, vents, skylights, gutters and drains
- Damage assessment: we look for soft decking, worn underlayment, dry rot and moisture in the attic
- Roof type and age: tile, shingle and flat roofs each wear differently, so we factor in what you have
- A clear written estimate: with photos, plus repair and replacement options when both make sense
Extend Your Roof When You Can
With proper installation, a tile roof can last the lifetime of the home and a flat roof 20 to 25 years. The quality of shingle roof installation processes and materials has increased significantly over the past 10 years. As an Owens Corning Platinum Partner, we are able to offer a 50-Year No-Leak Guarantee on new shingle roof installations. If your roof still has good years left, a targeted repair is usually fast and cost effective. Common fixes include resealing flashing, replacing a cracked pipe boot, repairing nail pops, fixing a leaking skylight or swapping out broken tiles.
Maintaining Homeowners Insurance Coverage
Many insurance companies now look at roof age and condition when a homeowners policy comes up for renewal. An older or damaged roof can lead to higher premiums, an inspection request or a non-renewal notice. If you have heard from your insurer, we will inspect your roof, document its condition with photos and a written report you can share with your agent, and tell you whether targeted repairs will meet the requirement or a replacement makes more sense. A new roof can help you keep your coverage in place and protect everything underneath it.
Preventative Maintenance Plans
A preventative maintenance plan keeps small problems from turning into expensive ones. We clear leaves and debris from valleys, gutters and drains, check flashing and seals, and replace cracked tiles before they let water in. Maintenance plans are especially valuable for tile roofs, where the underlayment beneath the tiles does most of the waterproofing.
Full Roof Replacement or Repair: What Your Roof Needs
Some roofs only need a fix. Others are past the point where patching makes financial sense. Here is how we tell the difference.
Signs You Need a Full Tear-Off
- Leaks in several areas, or the same leak coming back after repairs
- Shingles that are curling, cracking or shedding granules into the gutters
- Soft or sagging spots that point to rotted roof decking
- Dried out, cracked underlayment beneath an older tile roof
- A flat roof that has been patched one too many times
- A roof that already has two layers of shingles
What Can Be Repaired or Replaced in Sections
Flashing, pipe boots, vents, skylights, ridge caps, individual shingles and broken tiles can usually be replaced without touching the rest of the roof. On many tile roofs we can lift the existing tiles, install new underlayment and reinstall your tiles, keeping the look you have at a lower cost than all new tile.
New Layer vs. Full Tear-Off
Installing a new layer of shingles over the old roof costs less up front, but it hides the roof deck, adds weight and can shorten the life of the new roof. A full tear-off lets us inspect and replace damaged plywood, install new underlayment and flashing, and stand behind the finished roof with our guarantee. It is also the option insurance providers tend to prefer.
Built for San Diego Weather
Year-round sun and UV exposure dry out shingles and underlayment faster than most homeowners expect, and Santa Ana winds lift loose edges. When the rainy season arrives, water finds every weak spot. Don’t wait for the rain to fix your leaky roof. Late summer and fall are the best times to repair or replace before winter storms.
Curb Appeal and Home Value
A new roof is one of the most visible upgrades you can make. It is a chance to choose a new color, profile or material that fits your home, whether that is clay tile on a Spanish revival, architectural shingles on a ranch home or a white cool roof on a modern build.
Roofing Materials for San Diego Homes
Diamond Roofing repairs and installs every major roof type found across San Diego County. As an Owens Corning Platinum Partner, we install only high quality materials.
Shingle Roofs
30-year architectural shingles and premium Presidential shingles in a wide range of colors and styles. Shingles are cost effective, durable and easy to maintain, and energy efficient options like Owens Corning Duration COOL shingles help reflect the summer sun.
Tile Roofs
Clay tile can last 50 to 75 years and holds its color because the color is baked into the tile. Concrete tile costs less than clay, and with proper installation and maintenance it can last the lifetime of the home.
Flat Roofs
Title 24 compliant white cool roof systems, including TPO, PVC and spray foam. Cool roofs reflect sunlight, keep the building below cooler and help lower energy bills.
Skylights and Solar Tubes
Replacing your roof is the ideal time to add natural light. We install skylights and solar tubes that brighten your home and add value.
Not sure which material is right for you? Roof pitch, the weight your structure can carry, HOA requirements and budget all play a role. We’ll walk you through the options during your free estimate.
Things to Consider When Replacing Your Roof
A new roof is a long term investment. Before you sign a contract, compare more than the price.
Materials
Match the material to your roof pitch, structure and budget. Clay tile is heavy and needs a structure built to carry it, and low slope roofs need a membrane system rather than shingles.
Experience
Ask how long the crew has been installing your type of roof. Our lead foreman brings more than 25 years of roofing experience to every job.
Licensing and Insurance
Verify the contractor’s license with the California Contractors State License Board. Diamond Roofing is licensed and bonded, License #995107.
Who Does the Work
Many roofers subcontract installation. We don’t. Our own crews install every roof, and a dedicated superintendent sees your project through.
Job Speed
Most homes get a new roof in about one week, so your home is open to the weather for as little time as possible.
Communication
You get one-to-one customer support and updates every step of the way.
Warranty
Ask what the manufacturer covers and what the contractor covers. Our roof replacements are backed by a 50-Year No Leak Guarantee.
What You Can’t See
Underlayment, flashing and attic ventilation matter as much as the shingles or tiles on top. Ask what is included in your quote.
Permits and Cleanup
Confirm who pulls the permits, how your property will be protected and how debris will be hauled away.
Paying for Your New Roof
A new roof is a major expense, and few homeowners plan for it. We’ll help you find a way to pay that fits your budget.
30-Day Interest-Free Financing
Get started now and pay over time. Ask about our 30-day interest-free financing during your free estimate.
Homeowners Insurance Claims
If your roof was damaged by a storm, high winds, a fallen tree or another sudden event, your homeowners policy may cover the repair or replacement. We document the damage with photos and a detailed report you can share with your adjuster. Normal wear and age are usually not covered.
Home Equity Loan or HELOC
A home equity loan or line of credit lets you borrow against the value of your home, often at a lower rate than a personal loan or credit card. Talk with your lender or financial advisor about the right option for you.
Savings and Phased Repairs
Paying with savings avoids interest altogether. If a full replacement isn’t in the budget yet, we can recommend the repairs that matter most now so you can plan for a replacement later.
